Following the exceptional performance that the national tourism market has consistently and solidly recorded, the results achieved in the first quarter of 2018 follow
the positive growth trajectory.
The city and region of Lisbon verified a very positive performance with the main performance indicators showing upward performances.
Regarding the occupancy rate per room, we can observe that in the city of Lisbon the categories of 3 ***, 4 **** and 5 ***** verified a rise, with the category of 3 *** to register the increase of 4 p.p compared to the homologous period of 2017.
For the city of Lisbon, REVPAR in the first quarter of 2018 closed at € 61.86 (+ 13.6%) and in the Lisbon Region stood at € 55.18 (+ 15%). In an analysis of REVPAR's evolution by category of hotel unit, there was an increase in all categories, especially in the category of 3 ***, which saw an increase of 8.05 € over the same period of 2017, now stands at € 42.15.
By 2018, Worx estimates that more than 25 hotels will be opened to the city of Lisbon, which will add to the current offer more than 2100 rooms, directed to a large percentage for the categories of 4 **** and 5 ****.
In terms of investment, in the 1st quarter of 2018 Group Hoti Hotels acquired a four star hotel in Setúbal, which will reopen in May under the Meliá brand. This equipment will count with 112 rooms and aims to address the business segment, but also the leisure segment and families.
According to Alberto Henriques, Worx’s Tourism, Hospitality & Leisure Department "The hotel performance figures in 2018 show a positive evolution increasingly driven by the increase in average revenue per room sold. In Lisbon and Porto, several hotel units, many of which have international branding, are expected to open, which in itself demonstrates a new phase of maturity in the national hotel market, which is a demonstration of the confidence of investors in this sector. "
